Colorado Senate Bill 05-100 (SB-100):

The passage of SB-100 mandates that community associations and sellers of properties within a community association must make certain disclosures in a timely fashion. See below for:

In accordance with Colorado SB-100, the Community Association must provide, to all owners, a specific set of documents on an annual basis. These documents must be published within 90 days after the end of each fiscal year.

Following is the list of documents. Where possible, the documents are provided to you right here on the web site. Just click the document name to view it. For all other documents, please contact the Property Management Company.

Governing Documents (Covenants, Bylaws, Articles of Incorporation)
Architectural/Design Guidelines and Rules & Regulations
Annual Financial Statements
Financial Audit/Review
Operating Budget
Governance Policies
Collection Policy
Conflict of Interest Policy
Conduct of Meetings Policy
Covenant Enforcement Policy
Inspection and Copying of Records Policy
Investment of Reserve Funds Policy
Adoption of Rules Policy
Management Company or Managing Agent (including address and phone number)
Assessment Rates (by unit type including any Special Assessment)
Insurance Information (Company Names, Policy Limits, Policy Deductibles, Additional Names Insured, and Expiration Dates)

In accordance with Colorado SB-100, it is now mandatory that the seller of a property in a Community Association must provide the buyer copies of the most current version of specific documents. Please ensure that all the documents below are delivered in order to be in compliance with the law. Where possible, the documents are provided to you right here on the web site.
